Where to invest in Madrid with €500,000, €750,000 or €1M

Three budgets, three types of home: what to buy, in which neighbourhoods and what appreciation to expect, using September 2026 market data.

What each budget buys

The criteria we apply when searching for an investor who wants long-term rental income. Specific properties are shared confidentially with each client.

€500,000

1-bedroom flat

  • At least 40 sqm and a purchase price below €350,000
  • Renovation estimated at €1,100/sqm
  • Long-term rental target: €1,400/month or more

Areas we analyse

Gaztambide and Arapiles (Chamberí)

Gaztambide: €8,265/sqm (+8.5% annually). Arapiles: €8,225/sqm (+2.0%).

€750,000

2-bedroom, 2-bathroom flat

  • A more contained purchase than a 3-bedroom, with strong rental demand
  • Indicative long-term rent: around €2,000/month
  • In our view, the soundest balance of the three

Areas we analyse

Malasaña-Universidad (Centro) and Chamberí

Malasaña-Universidad: €7,924/sqm (+3.3% annually).

€1M

3-bedroom flat

  • Usually a renovation project, with renovation estimated at €1,100/sqm
  • Indicative long-term rent after renovation: around €2,400/month

Areas we analyse

Malasaña and Chamberí

Malasaña-Universidad: €7,924/sqm (+3.3%). Trafalgar: €9,361/sqm (+6.7%).

Square metres each budget buys, by district

Approximate square metres at each district's average asking price (idealista, September 2026), before purchase costs, which add 6–7%. The actual flat varies by neighbourhood, condition and floor.

How we approach it

Full costs

We add purchase costs (6–7%) and the estimated renovation at €1,100/sqm to the price before calculating any yield.

Long-term rentals

The rents on this page are long-term. Seasonal rents can be around 25% higher, but with more vacancy and regulation under review.

Real deals, in private

We work with specific properties for each investor, including deals that never reach the portals. We do not publish addresses.

Source for prices and changes: idealista (September 2026), asking prices. Rents and criteria are based on deals we analyse; they are not an offer or a guarantee of returns.

Book a call

A 1-bedroom flat of at least 40 sqm for under €350,000, plus the estimated renovation at €1,100/sqm and purchase costs, in areas such as Gaztambide or Arapiles. At average asking prices, €500,000 equals about 46 sqm in the Salamanca district and about 81 sqm in Tetuán, before costs.

A 2-bedroom, 2-bathroom flat in areas such as Malasaña-Universidad or Chamberí. At Malasaña-Universidad's average asking price (€7,924/sqm), €750,000 equals about 95 sqm before costs; the real price depends on condition, floor and street.

A 3-bedroom flat, usually a renovation project. At average asking prices, €1M equals about 92 sqm in the Salamanca district, 109 sqm in Chamberí or 129 sqm in Centro, before the 6–7% purchase costs.

It depends on the asset. The average gross yield by district runs from 3.3% (Salamanca) to 4.6% (Tetuán) according to idealista; net yield is lower after taxes, costs and vacancy. For appreciation we show 3% and 5% annual scenarios as assumptions, not forecasts.
