Buying a flat in Goya: 2026 guide

Goya is probably the most balanced sub-district of Salamanca for someone buying to live. It has the location and status of the neighbourhood without the extreme prices of Recoletos or Núñez de Balboa, it is perfectly connected by metro (Goya and Príncipe de Vergara) and it keeps a real local life, with neighbourhood shops, markets, schools and restaurants that don't depend on tourism.
Real prices in 2026
In deals closed over the last twelve months we are seeing three clear ranges. Product to refurbish in a classical building: between €6,500 and €8,500/sqm. Mid-range refurbished product in a rehabilitated building: between €8,500 and €10,500/sqm. Fully rehabilitated, almost-new product, with high ceilings, protected façade and premium finishes: between €10,500 and €13,000/sqm. Penthouses with a usable terrace in good condition almost always exceed €12,000/sqm.
The five streets that set the price
Goya, Príncipe de Vergara, General Pardiñas, Lagasca and the upper stretch of Velázquez concentrate the most sought-after buildings. The closer to Serrano and Lista, the more expensive; the further down towards O'Donnell or across Alcalá, the more upside you find. Spreads of 15–20% just by moving four blocks are common.
Which layouts work best
The classic 120–160 sqm flat with three bedrooms, separate kitchen and service area remains the most liquid format. Large flats above 250 sqm have fewer buyers but those who appear are usually international with a closed budget. Studios and small units below 60 sqm work well as corporate rental investments, with yields of 4–5%.
Recurring mistakes
Buying the "almost perfect" flat in a building with no lift, or no real possibility of installing one. Paying a premium for a recent refurbishment without reviewing finishes or installations (lots of cosmetic work over 50-year-old systems). Assuming that the low €/sqm of a first floor compensates for the noise of Goya or the dense cross streets. And buying without understanding the building community: pending levies, protected façade with schedule, lift still to install.
What to look for to preserve value
Rehabilitated building or one with sound structure, second floor or higher, south or east orientation, at least two bathrooms, a layout that allows two suites or three functional bedrooms. If it has a terrace — even a small one — the asset gains liquidity. If it's a penthouse with a usable terrace, it jumps a whole category.
Off-market and invisible product
A significant share of the good product in Goya never reaches portals. It moves between boutique agencies, wealth managers and inheritances under private sale. As a personal property shopper we work that layer: we alert our clients before the flat hits the market, and many deals close without it ever being listed. For budgets above €800,000 in Goya, that difference in access is where the deal is won or lost.
