What is an off-market deal in Madrid

An off-market deal is the purchase of a property that is never listed on portals or advertised openly. It moves through private channels: a network of boutique agencies, wealth managers, specialist law firms and, above all, personal property shoppers who know both the seller and the right buyer for each asset.

Why the off-market exists in prime Madrid

Three main reasons. First, discretion: many owners of high-value assets — wealthy families, executives, heirs, family offices — don't want their property exposed on Idealista with a public price, nor curious viewings, nor neighbours and acquaintances identifying the sale. Second, efficiency: selling privately to a filtered buyer avoids weeks of visits that don't close. Third, price: when the product is truly good, going to the portal is lowering the price. Better to move it among five qualified buyers than five hundred curious ones.

What share of the prime market is off-market

In the segment above €1.5M in Madrid we estimate that between 30% and 40% of deals close without ever going through public portals. Above €3M, that figure goes above 50%. Above €5M, most of the good product is exclusively off-market.

How to access it as a buyer

Not through the internet. You access it by having someone inside the circuit who knows you are looking for a specific asset, knows your profile and budget, and is in regular contact with those who handle discreet sellers. That figure is, in practice, the personal property shopper or buyer's agent. Without that relationship, the private buyer — however sophisticated — only sees the visible part of the market: 60–70% of the product. The interesting part stays off the radar.

Advantages for the buyer

Access to product that does not compete with 500 other buyers. Possibility to negotiate on more favourable terms, because the seller prioritises discretion and certainty over maximisation. Time: off-market deals usually close in fewer visits and fewer rounds. And, above all, product quality: off-market filters upwards — the best product rarely needs to be listed.

What is NOT off-market

We need to distinguish real off-market from the growing practice of "48-hour off-market exclusive" that some agencies use as a marketing technique before uploading the flat to Idealista. Those alerts circulate between agencies on WhatsApp and within days the product is listed anyway. Real off-market is product that will not be listed, period.
